Further pricing information
Prices are “from” rates and apply per apartment per night. The price does not include the local tourist tax* of € 2.50 per person/day (above the age of 14). This is charged separately and must be paid before departure.
Supplements & reductions
- Minimum stay: varies depending on the season – details available on request
- Additional guests: € 30 per night per extra person (excluding children)
- Reductions for children:
- Children from 0 to 0.99 years: 90%
- Children from 1 to 4.99 years: 80%
- Children from 5 to 13.99 years: 60%
- Third person aged 14 and over: 50%
- Final cleaning: € 50.00
- Pets: Dogs are welcome on request; € 20 per dog/night.

Deposit
Your booking is confirmed upon receipt of a 30% deposit of the total price. The remaining amount must be transferred no later than seven days before arrival:

Cancellation conditions
No right of withdrawal as per the Italian Consumer Protection Code. Nevertheless, we offer you the following cancellation conditions:
- up to three weeks before arrival: free of charge
- from three weeks to four days before arrival and in case of early departure: 70% of the agreed price per apartment
- up to three nights before arrival: 100% of the agreed price per apartment
The cancellation policy applies regardless of whether the apartments are partially or fully rebooked.
Holiday cancellation insurance
To save costs and ensure peace of mind, we recommend taking out travel insurance. By purchasing insurance, you will receive a 3% discount on your total stay.
General information
Arrival & Departure
Your holiday apartment will be available from 2:00 pm on your arrival day. On departure day, we kindly ask you to vacate the apartment by 10:00 am. Unfortunately, we cannot guarantee a specific apartment number or floor.
Easy check-in
Once we receive your deposit, we will send you a booking confirmation. Two weeks before your arrival, you will receive an email from us to warm your anticipation with all the essential details: online check-in instructions, payment request for the remaining balance, and tourist tax information.
As soon as the online check-in is complete and the balance is settled, we will send you your personal access code. This code will accompany you throughout your stay, granting access not only to your holiday apartment but also to additional areas such as the laundry room and storage facilities. To ensure a smooth start to your holiday, please complete the online check-in before arrival.
Pets
Dogs are welcome upon request – we charge € 20.00 per dog per night.

Villabassa
This small, charming village made a name for itself early on as a popular alpine health resort. It’s no surprise that Villabassa is now Italy’s first Kneipp für mich® experience village. Nestled in a breathtaking natural landscape, the village invites you to uncover its many hidden treasures. At the same time, it serves as the perfect starting point for exciting experiences in the surrounding area.
Ski & snowboard
For skiing and snowboarding, head to Tre Cime Dolomiti (115 km of pistes, five interconnected ski mountains, and endless fun on the slopes) or Plan de Corones in Riscone (121 km of pistes, scenic descents, five black slopes, and direct lift connections to the Sellaronda). With the free Pusteria Express Train (train station 100 m away), you can reach Plan de Corones in just 30 minutes (alight at Perca for direct access to the lift).
Away from the slopes
Around Villabassa, cross-country skiers will find a paradise: the Tre Cime Dolomiti region offers 200 km of trails, including high-altitude tracks and FIS-approved pistes, along with 42 km of trails in Valle di Casies and 60 km in Valle di Anterselva, home to a world-class biathlon centre. Tobogganing fans will also find plenty of runs in the Tre Cime Dolomiti winter sports area, such as the thrilling 5 km Rotwand sledging track in Sesto.

Admire the breathtaking 360-degree views from Monte Serla, Villabassa’s local mountain. Visit the Lago di Dobbiaco, circle the iconic Tre Cime, and soak in the magic of the Dolomites. Your hiking adventure through this colourful natural wonderland can start right on your doorstep! Prefer going on two wheels? Then hop onto the Pusteria Cycle Path towards Lienz, enjoying the ride, and take the train back with ease.

In addition to arriving by public transport or car, you can also fly to the region. The closest airport is in Bolzano (82 km), from where you can reach Villabassa by bus, train, or shuttle.
